✨ Sunwing Cottage is 5(five ) bedrooms and two bathrooms, along with a full kitchen and full access to the living and dining areas for the entire cottage.

This is an independent, detached cottage with 80 feet of sandy beachfront on beautiful Lake Nipissing.

You can easily park 4–5 vehicles on the property.

The cottage features 5 bedrooms in total:

Main Floor:

• 2 bedrooms
• ⁠1 full bathroom
• Living room with a wood-burning fireplace
• Kitchen and dining area
• Sitting room overlooking the beautiful beach and Lake Nipissing
• Additional sitting room -Sun – room overlooking the front of the house

Lower Level:

• 3 bedrooms ( 2 Queen + 1 Double)
• ⁠1 full bathroom
• Laundry room
• Electric sauna room
• Sofa- Cum bed in the basement open area.

• Main floor bedrooms include 2 queen beds (with an additional queen mattress and linens available)
• Lower level:
  • 1 bedroom with a queen bed
  • 1 bedroom with a double bed
  • 1 bedroom with a queen bed
• There is also a sofa-cum-bed in the basement open area

If you are interested in ice fishing, Lake Nipissing is renowned for it. Depending on your experience level, you can explore local resources for the best season, equipment, and licensing requirements.

You can bring your own ice hut or rent one locally—making it a once-in-a-lifetime experience.

🔥 Fire Pit Usage

You can enjoy the fire pit located on the property. It can be used:

• At the front of the house
• Beyond the deck in the backyard
• Or any other safe location

After use, please return it to its original spot.

Guests are responsible for complying with all property rules and local regulations. Any fines, penalties, or charges resulting from violations will be the sole responsibility of the guest.

❄️ Winter Safety

We do our best to keep the driveway and front deck clear of snow. However, please use caution at all times, including on the driveway, beach, and surrounding areas.

For your convenience, a shovel and salt are available at the entrance of the cottage.

• Approximately 30 minutes from North Bay

Our year-round cottage provides access to:

We are also:

• 10 minutes from Hunter’s Bay Marina
• About 30 minutes from the Education Centre for cross-country skiing and fat biking (managed by Nipissing University and Canadore College)

On clear mornings and nights, the views from the shoreline are absolutely breathtaking.

We have Muskoka chairs available on the beach (stored during winter).

The property is heated and cooled using multiple systems:

1. Heat Pump System

• Provides cooling in summer, in the lower-level bedrooms
• Allows you to adjust temperature settings as needed
• In winter, heating can be managed for the basement bedrooms
• Main floor bedrooms are equipped with electric heating systems.

1. Propane Heater

• Located in the basement
• Please do not change the settings, as it may shut down

1. Electric Heaters

• Three units in the dining area
• One in each bedroom
• One in the sitting room next to the bedroom

1. Wood-Burning Fireplace

• A cozy and favorite feature of the cottage
• Perfect for relaxing while watching TV or enjoying lake views

🔥 Firewood Details:

• Limited firewood is provided in winter based on the duration of your stay
• In summer, firewood is not included for the fire pit
• Firewood bundles are available for purchase upon request

This is a beautiful, shallow, family-friendly sandy beach, with gradual entry extending over 100 feet, making it perfect for all age groups.

⚠️ Guest Guidelines

• Guests are requested to bring their own life jackets
• Pets are allowed with prior approval
  • $100 pet fee per pet, per stay

Guest Capacity & Extra Charges

• Base occupancy: 10 guests
• For any additional guests (above age 7):
  • $75 per guest

Parking & Trailer Policy

• Parking available for 4–5 vehicles

Trailer Charges:

• $75 per trailer
• If total guests (including those using the trailer) exceed 10, additional guest charges apply
• If guests are within the limit but bringing a trailer, a $35 parking fee may apply

Restricted Areas

• The garage and sheds are not included in your stay.
• ⁠The storage areas in the basement are not included in your stay.

Guest Access

Access to the property is via a lockbox. The access code will be provided prior to your arrival.

Additional Information

For safety, liability, and insurance reasons, we do not provide watercraft or water toys at the cottage. Guests are welcome to bring and use their own kayaks, canoes, paddle boards, boats, or personal watercraft.

Please note that all water, beach, and outdoor activities are undertaken at your own risk. Guests are solely responsible for their own safety and the safety of all members of their group.

To ensure a pleasant experience for everyone, we kindly ask that you respect our neighbors and their property at all times. We value our relationship with the surrounding cottage community and appreciate your cooperation.

Guests are welcome to enjoy the beach and waterfront area directly in front of the cottage. However, please do not use or interfere with neighboring properties, including their kayaks, chairs, fire pits, docks, watercraft, decorations, or any other personal belongings.

We ask all guests to treat the property, surrounding area, and neighboring cottages with care and respect. Any damage to property, disruptive behavior, excessive noise will not be acceptable, so maintaining decorum is very important to all of us .

In the event of serious misconduct, property damage, or noise complaints, the owner reserves the right to terminate the rental agreement and require guests to vacate the property without refund.

Smoking is not permitted inside the cottage. Please also avoid leaving cigarette butts on the property—ashtrays are provided outside for your convenience.
